Landlords

Many landlords successfully manage their properties on their own. But this is because they have the free time and experience to do so. Others however, do not have the luxury of free time or the experience to manage their properties, or they just find it inconvenient and don’t want to deal with all the hassle of managing their properties. No matter which one you are, J&M is here for you. We work for you, and never for commission.

At J&M, we know how stressful letting your property can be, especially if it is your first time. Taking this into consideration, we put ourselves in your shoes and treat your property as if it is ours because your success is our success.

Rent to Rent Service Guide

Rent to Rent Service

Landlords find this service great because not many families can afford to rent the larger properties in London due to the rising prices in the rental market and as a result, houses stay on the market for longer.

At Jada & Mae, we effectively become your tenant with the right to multi-let the property on a room by room basis. We would be responsible for paying the rent which is 100% guaranteed & insured, and we would also be responsible for handling everything to do with managing the tenancy. With Jada & Mae’s Rent-to-Rent Service, you don’t pay us, we pay you!

Guaranteed Rent For 3-5 years

The minimum contract length for Jada & Mae’s rent to rent service is 2 years and the maximum is 5 years. This means that for the full period of the contract, you will have peace of mind that your rent would be paid and your property would be well looked after regardless of any voids.

Consultancy

We are always happy to lend advise on current landlord responsibilities and legislation, and will be happy to give you a few pointers on what to do in order to make your property more appealing.

Management Agreements

We work with landlords to draw up management agreements, which are contracts between Jada & Mae and the landlord that sets out the legal rights and responsibilities of both parties. These agreements will also grant Jada & Mae full management rights of the property, including the right to multi-let the property.

Handover

This is where we receive the keys to the property. At this point will conduct a comprehensive inventory of all the fittings and fixtures in the property in order to protect both Jada & Mae, and the landlord

Legislation compliance

Jada & Mae’s landlords compliance checklist helps ensure that all our landlords are compliant with the latest landlord legislation. There can be serious financial penalties if you are not compliant with some of the legislation below:

  • Right to Rent
  • Landlord & HMO Licence
  • Tenancy Deposit Protection
  • Energy Performance Certificate (EPC)
  • Gas safety Certificate and gas safety appliances
  • “How to rent: the checklist for renting in England” Guide
  • Check for legionnaires disease
  • Fire Safety, Housing Act 2004
  • The Smoke and Carbon Monoxide Alarm (England) Regulations 2015
  • The Furniture and Furnishings Regulation 1993
  • Repairs & Maintenance- Section 11, Landlord and Tenant Act 1985
  • The Electrical Equipment (Safety) Regulations 1994
  • Plugs and Sockets (Safety) Regulations 1994
  • Obtaining consent to let a property

Property maintenance

We have a dedicated workforce and also hire sub-contractors to perform all necessary property maintenance from cleaning to minor repairs and also gardening. Our maintenance and service strategy will include provisions for preventive maintenance, corrective maintenance, breakdowns and emergencies. If your property does happen to require maintenance, we arrange for such maintenance to be undertaken in a professional manner. Repairs are closely monitored for quality and the work is carried out so as to cause as little inconvenience or disruption to tenants as possible.

Property Inspections

Regular inspections would be carried out during the tenancy to ensure that smoke alarms are regularly tested, and fire exits are kept clear. Should these inspections bring to light any maintenance issues, we will (within the confines of our Management Agreement) arrange or recommend any necessary repairs. We do this through meticulous attention to detail in maintenance, and also by passing along economies of scale and the systematic implementation of regular inspections in order to prevent rather than to fix problems.
